What YOU Can do on a PERSONAL Inspection:
The purpose of your personal inspection is only to eliminate those properties from consideration that have too many obvious deficiencies.
It is not designed to take the place of a professional house inspection.
If a house passes your initial "tests" (location, wants and needs, etc.) you will probably want to schedule a second showing where you can spend an hour or so doing an inspection of the house.
Then conclude with a professional inspection to finalize.
What to Look and Ask for:
-Does the yard slope towards the house (drainage problem)?
-How does the roofing look?
-Do all the windows open?
-Does the wiring look normal and up-to-date?
-Are there any cracks in the foundation?
-Are the fences in good shape?
-Are there any problems with the driveway?
-Is the garage floor cracked?
-Does the garage door work fine?
-What interior fixtures are included?
-Are there sufficient working outlets in every room?
-Flush the toilet and try all faucets.
-Test all lights and ceiling fans.
-Test the stove and other appliances that are included.
-Look in the attic for evidence of animals.
-Is there sufficient insulation?
-Is the roof sagging?
-Are any of the walls cracked or sagging?
-Are the ceilings in good shape?
-Are there fuses or breakers (the latter are preferable)?
-Does the A/C look okay?
-Does the water heater look okay?
-Any sign of water marks in and around the house?
Prepare For Your Professional Inspection
Prior to your inspection, leave on all utilities and clear any access points. Ensure all pets are not going to intervene with the inspection process and that gates and doors are unlocked. The inspection generally takes around two to five hours depending on the property.
You and your Realtor are welcome to be present during inspection.
